The property to the <br />south is in the EFU (Exclusive Farm Use) zone and is <br />planted in Christmas trees. It is also the site of the <br />package sewage treatment plant serving the development <br />in the southeast quadrant of the interchange. The <br />property to the east is occupied by a truck line service <br />facility, also located in the ID zone. Further to the <br />east is farm land in the EFU zone. <br /> <br />The Marion County Public Works Department and State <br />Department of Environmental Quality have no objection to <br />the applicants' proposal. The Marion County Building <br />Inspection Division comments that if the proposed mobile <br />home is to be connected to the existing sewage system, <br />approval must be obtained from DEQ prior to the issuance <br />of permits. <br /> <br />The Marion County Planning Division has recommended <br />approval of the manager and assistant manager mobile <br />homes, if it is determined that the application is for <br />full time, year-round management services. <br /> <br />Additional Findings of Fact and Conclusions of Law <br /> <br />The RV park has sufficient year-round business to <br />justify two on-site managers as full time, year-round <br />employees. The application for both mobile homes should <br />be treated as conditional uses. Both managers in fact <br />serve as full time, year-round employees and are <br />necessary for that purpose. <br /> <br />The Marion County Hearings Officer has authority to <br />grant a conditional use in the ID zone pursuant to <br />Marion County Zoning Ordinance 150.040. <br /> <br />The conditional uses requested are in harmony with the <br />purpose and intent of the ID zone. RV parks serve the <br />principal functions of the interchange, that is, carry- <br />ing traffic on and off the highway safely and expedi- <br />tiously while serving the needs of highway users. <br /> <br />VS- O~der <br /> <br /> IT IS HEREBY ORDERED by the Marion County Hearings Officer <br />that the application of Dolores and Jon Isberg to amend <br />Conditional Use Permit 82-10 to allow a mobile home site for a <br />manager in the Isberg RV Park and to obtain a conditional use to <br />allow a mobile home site for an assistant manager in the Isberg <br />RV Park is GRANTED, subject to the following conditions: <br /> <br />ORDER - Page 3 <br />CU 86-14 Isberg <br /> <br /> <br />
