EXHIBIT A <br />Services <br />ONGOING-SCHEDULE <br />• Coordinate the development, and maintenance, of a summary construction schedule to be <br />used in establishing the procurement, move-in, and consultant services sequencing. <br />ONGOING-COST CONTROL <br />• Design and maintenance of a variance report for the control of the estimated development <br />cost. <br />• Control change order processing to minimize disruption in construction scheduling, while <br />working to control impact of total cost. <br />• Review and approve pay request verifications based on earned-value schedules, stored <br />materials verification, and quantity measurements where appropriate. <br />• Review Architect's monthly invoices and approve for payment. <br />ONGOING CONSTRUCTION MANAGEMENT <br />• Trouble shoot critical problem areas and work with the constiuction team to develop <br />recovery plans and their timely implementation. <br />• Monitoring of quality control system implementation. <br />• Conduct periodic site walk throughs and progress inspections. <br />• Review reports generated by Owner's testing and inspection firm. <br />• Review change proposals for compliance with contract documents. <br />• Work with the design team and contractor to resolve change order issues. <br />• Assess and advise on delay claims. <br />• Assist in identifying owner-generated value engineering items. <br />• Review costs and benefits of Value Engineering Requests. <br />• Review product submittals and shop drawings on behalf of the owner with the architect and <br />facilitate the architect's handling of any submittal not in compliance with specifications. <br />• Manage the design/construction interfaces to minimize or resolve (potential) trouble areas. <br />• Document project progress. <br />3 <br />
