• Mainta.in project document files. <br />COMMISSIOMNG/TESTING AND BALANCING <br />• Assist owners in securing the services (RFP through contract award) of professional <br />commissioning and testing and balancing agents. <br />• Advise owner during the commissioning and testing and balancing phases. <br />• Review commissioning and testing and balancing documentation. <br />BUILDING START-UP <br />• Assistance with startup occupancy activities and sequencing with the construction and <br />development team. <br />CONSTRUCTION CLOSE-OUT <br />~ Coordination of the punch-out phase, and follow-up with the architect and contractor to <br />review whether punch list items are completed. <br />• Work with the architect and the general contractor on possibilities of claims for damage to <br />work completed prior to occupancy if Owners occupy the project, or a portion of the project, <br />prior to final completion of the work by the contractor. <br />• Work with the architect to check that all project closeout items (i.e., bonds, warranties, as- <br />built drawings, etc.) have been received from the contractor prior to final payment as <br />required by the construction contract. <br />MEETING ATTENDANCE <br />~ Coordinate construction team meetings to verify and review the status; identify problems, <br />obtain commitments to problem resolution actions, anc~ re~iew near term schedules. <br />• Conduct the status review (development team) meetings for the owners. <br />• Keep and update minutes of development team meetings. <br />• Attend owners' policy board meetings and/or provide staff support as reasonably required. <br />4 <br />
