MARION COLTNTY COURTHOUSE RENOVATION
ESTIMATED CONSTRUCTION COST
This cost estimate is based on converting the court house into class "A" office space. 3'0
bring this building up to current seismic, energy and life safety standards will cause major
disruptions to departments within the court house. This study assumes that users will vacate the
building during the renovation.
The estimated costs to renovate the Marion County Courthouse includes a basemenk, lst
floor, 2nd floor and 3rd floor. Due to the high ceilings in the second floor court rooms additional
space can be obtained on this Iloor. The second floor mezzanine currently occupies about. 50% of
the floor area. This will generate additional usable floor azea and convert the second floor
courtrooms into more usable administrative areas. Another assumption for this study is that the
existing 4th floor will not be renovated.
Dan Smith's associates have developed Program Options D1 and D2. For the purpose of
this estimate only one option has been evaluated, for construction costs. This will allow any
county departments to be potential users within the courthouse. Due to this project being an
extensive remodel major disruption of county functions will occur. This study assumes that all
departments will vacate the building at one time. If this does not occur costs will be increased
due to multiple project phases. Not included within this estimate is the cost for departments to
temporarily relocate while the space is renovated. Utilitarian areas such as mechanical and
electrical spaces and the newly remodeled fourth floor aze evaluated for energy, &re protection
and seismic upgrade only.
Eacisting systems will be maintained and tied into the new construction. Costs for placing
additional exterior windows which may be necessary in order to convert this building from a
courthouse to a flexible office building are not included.
It is estimated to remodel the courthouse will cost $5,500,000 in today's (1994) dollars.
