Some cooling equipment uses air cooled <br />condensing and some use water cooled condensing. Nu~ety five percent of the <br />building is mechanically cooled. Areas not currently being cooled indude <br />sheriffs department, the jury reom, and maintenance personal offices. <br />Court rooms aze air conditioned, but because of high ceilings and the <br />conditioned air being supplied and retumed at the ceiling, they are <br />uncomfortable. In general, mechanical equipment has been well maintained,- <br />but normal ageing has occurred and could require replacement in the next 5 <br />years. <br />The fourth floor remodel incorporafes e3cisting roof top, packaged equipment <br />that may last for 10 to 15 years. Because it is on the roof the AC units can be <br />easily replaced. <br />~Plumbing seenu in good worldng order but will need ADA upgrading in some <br />areas. The domestic water piping could be expected to start showing signs <br />of discoloring, if it isn4 now. <br />Fire spritil:lers in basement only. Controls could be upgraded to computer <br />data processing system. <br />ELECTRICAL <br />The electrical service and distribution equipment is located in the basement <br />near the southwest comer of the building. System voltage characteristics are <br />208Y/120V. <br />A 1350A bus duct rises up t}uough stacked closets at the core stair and serves <br />the lighting, receptacle and appliance loads for floors one through four.. <br />•The owne~s records indicate that the peak demand of 420KW occurs during <br />the months of July through August.
