Mr. Bruce Scherzinger <br />August 25, 1997 <br />Page 3 <br />PRE-CONSTRUCTION AREAS OF INTEREST <br />Table 1 and Figure 2 identifies the areas of interest on the subject property which would be <br />included in pre-construction remedial activities. Table 1 summarizes the known type and extent <br />of contamination and identifies suspect areas that would be investigated. The three categories for <br />areas of interest described are: UST Decommissioning/Investigation, Soil <br />Removal/Investigation, and Well Decommissioning. <br />UST Decommissioning/Investigation <br />There is one known UST on the subject property, a heating oil tank beneath the former Liu <br />Building. This UST will be decommissioned by removal according to applicable regulations, <br />including soil confirmation sampling and analysis. <br />As shown on Table l, there are five locations where USTs are suspect based on historical <br />information. These suspect UST areas will be excavated to approximately 12 feet bgs, and if <br />USTs are found, they will be decommissioned by removal according to applicable regulations. <br />Soil RemovaVInvestigation <br />Based on the Subsurface Investigation Report and historical information, there are five areas of <br />known petroleum-contaminated soil (PCS) on the subject property. The PCS will be excavated <br />and confirmation samples collected and analyzed as described previously. Two potential sumps <br />will be excavated and investigated for waste products such as petroleum, volatile organic <br />compounds, PCBs, and metals. <br />Well Decommissioning <br />The test well and the two monitoring wells installed for the groundwater pumping test in the <br />western portion of the subject site will be decommissioned in accordance with Water Resources <br />Department requirements. The monitoring wells associated with the former Chevron parcel will <br />be decommissioned for Chevron by others. <br />CONSTRUCTION EXCAVATION <br />After the pre-construction remedial activities are completed, the known and suspected areas of <br />contamination will be removed to a minimum of the construction excavation depth of <br />approximately 12 feet bgs. Due to the size of the property, it is possible that additional <br />"unknown" areas of contamination will be encountered during construction excavation. Century <br />West will provide construction excavation oversight to evaluate contamination if it is <br />encountered. Field analyses will be conducted with thin layer chromatography equipment to <br />screen for PCS as needed. Confirmation soil samples will be collected from the excavation floor <br />
