This Exclusive Right to purchase shall be~in as of September 1,1996, and terminate at midnight on <br />December 31, 1996. <br />2. General requirements of the transaction and property to be obtained are: To complete the acquisition of <br />the property located at: 52~, 545, 551 Court St. NE. The Agent will complete the purchase and provide aid <br />in relocating the e}cisting tenants according to the Federal Regulations 49 CFR Part 24. <br />3. Client, upon the closing of the escrow of the transaction, will pay to Agent the sum of $23,000 as an <br />earned fee. It is understood that 75% of this will be paid at time of closing the sale, with the balance paid <br />upon the vacating of the tenants. <br />NOTICE: THE AMOUNT OR R~R ~IVIDUALLY A~ MAY BENNEGOTIAB~ EEB ETWEEN THE <br />THEY ARE SET BY EACH BRO <br />CLIENT AND BROKER. <br />4. This is an Exclusive Right to Purchase for the purpose stated during the term hereof, and in consideration <br />of this Exclusive Right, Agent will pursue diligently his services, and negotiate for it's purchase. <br />5. Client authorizes Agent to originate purchase or exchange proposals in Client's behalf subject to client's <br />final written approval. <br />6. This Exclusive Right may be canceled by either party hereto upon presenting to the other party a sixty day <br />written notice of intent to cancel.
