Craig recapped the direction we need to go, would be to get price on simply removing walls,
stop filling basements with rubble, go back to test soundness of slabs, make decision whether to
~ pull out slabs or leave in, and get credit for not filling in basement in senator per existing
contract. We need a base to make good assumptions and get an accurate price to compare with
Pence/Kelly prices. Dave and Leonard will check on basement floor depths. Dave also
suggested best unit price to use for comparison would be equipment and labor rather than time
and materials. When we get Staton unit prices, it would be appropriate to have Pence/Kelly
look at for comparison.
The following items will be presented to Staton for consideration: Unit price (equipment &
labor not to exceed) to leave slabs in place; what is the credit for not filling in the senator
basement with rubble, discontinue placing rubble in any basements, and identify depths of slabs
in existing basements. It was noted that we might have a way to measure basement depths in
the senator safely through access points in sidewalk if they are or could be uncovered.
Schedule
Dave reported that there are no changes to the schedule for this week and it was not reprinted.
Randy had one issue regarding completion date on the project and if we are still on target to
original schedule. He may have problem with having to e~rtend leases for county departments
beyond May, 1999, if the project is delayed for any reason. A lot depends on a.nswer we receive
from city regarding P 1 options and how we proceed. If we receive positive feedback from city,
this item needs to get on the council's agenda ASAP. R.G. expressed his concem that this item
get put on the schedule for first Monday in August and not wait to present with urban renewal
portion when R.G. retums from vacation. Also, if we receive positive response from city, it
will be okay for Leonard to continue work on the P 1 option.
Once Dave looks at county and transit TI's he can set target date to develop schedule. Dave will
be out of the office until Wednesday of next week and upon his retum will work with budgets
and could have information together a week from next Monday. Overall budget has some subs
not getting back to him unti128'~ anyway.
How much time does eliminating P2 save in the schedule? Dave's guess would be one-half
month or maybe more. With the P1 structure, you have excavation, framing, build up and then
start building on top of yoursel£ It could possibly be more.
Randy had a question rega.rding GMP. We have GMP and complete development
agreements finish date of August 15, given what's just happened, may we revisit this date?
What Dave is working on now will be pretty close. The electrical is little under designed for a
GMP. When do you want it? Randy and R.G. need to make some financing decisions by
September 1. Financing cannot proceed until we have a firm budget. We don't want to push
this area and end up making bad decisions. Certain requirements need to be met to hit the
September 1 deadline. Randy and R.G. will both be out of the office for part of August. Earlier
deadlines of DD documents ready on July 15~` have been delayed and that makes the GMP
deadline of August 15~' unrealistic since we don't have final information on the pa.rking structure
yet. Final GMP date reset at September 15te, and October lSt to finalize and negotiate for
financing.
