~ { <br />with Public Works on county standards in recent project. We need to define goals for allowances on the <br />TI's. We need to work towards being conservative in the shell and ceiling plans throughout the building. <br />However, we will need to look at public lobbies and the hearing room receiving different treatment. ~ <br />Discussions ensued regarding what the TI allowance will buy us. The Architect will work with Randy and <br />RG to set guidelines for TI's. County expressed a desire to have limited input from County Departments <br />regarding their new office space. The physical layouts of some Departments need to be close to each other. <br />It was decided that guidelines need to be set up ~efore the Architect will meet with County Departments. <br />Randy and RG reported that each department has been given more space than they need in order to give <br />architect flexibility in the final structural layout of office space. After July, the architect will allocate more <br />staff to specifically work in the area of space/office layouts. <br />The private retail space will not be affected at this time. Randy and Dan will be meeting on status report <br />for pre-leasing of the retail space at a later date. <br />Alan stated the game plan will be to deal with the bigger picture on front end, and then begin to ad more <br />detail as the schedule progresses. Randy is working on an option for County to deal with handling over- <br />budget costs for TI's. Once a basic TI allowance is established with standard amenities, if the Departments <br />want more options and they have the ability to add these costs to their budget, the extra costs will be paid <br />by each department. They will have a two-year timeframe to deal with working these costs into their <br />budgets. Both County and Transit are looking at set improvements in their office areas. As far as <br />technology TI's, County has the capacity to do most of wire for data and telecommunications. <br />It was recommended to get Liz from CCTV involved early on as a resource in equipment placement for the <br />hearing room. There are benefits to looking at planning ahead for the technology aspects of the hearing <br />room, even if the equipment is not available ri~ht now. <br />County and Transit will schedule meeting to start preliminary discussions with the architect on use of <br />space, what options are available, as well as the relationships of areas. Architect is also in the process of <br />upgrading their systems allowing networking capabilities in their office. Pence Kelly is anxious to see <br />drawings. <br />The goal for the project will be to use standardized components throughout the building and not to sacrifice <br />structural integrity if there is a need to cut dollars. If using standardized components in the design it will <br />be cheaper for Pence Kelly to build. <br />Discussions turned towards the project layout and Leonard brought in some of the drawings that have been <br />completed to date. The group went through each of the designs. There are no changes to the ground floor <br />at this time. T'here was a question on the decision to expand out into the bus mall area. Dan does not have <br />a tenant at this time. It is best to leave as undeveloped space now, with future expansion capabilities to add <br />all four levels later if need arises. We could get about 3,000 square feet on ground level comer retail and <br />then up to 7,000 square feet on the upper levels. <br />The parking structure is still looking at two levels designed exactly the same with more spaces on lower <br />level. Discussions centered around lowering height of structure to save costs. 'There are 180 spaces on <br />level one and 185 on the second level for a total of 365 pazking spaces. The lower level is 8' 8" and the <br />upper level is higher and lower with drainage built in. County also has another parking structure across the <br />street to handle their parking needs. <br />The conversation then centered on positioning of elevators. Will the north elevator be going all the way to <br />lower level? There are three elevators and a stairwell up to the second floor currently in the drawings. <br />Discussions centered azound any savings by not putting the north elevator all the way to the bottom floor. <br />It was also noted that the drawings of the parking structure did not reflect the earlier designs and <br />discussions of having the parking located in the corner of the Chevron site (southeast corner), which will <br />be excavated anyway. Leonard will look into revisiting the original parking layout and what needs to be <br />~ <br />
