transit, and 150 for the county. The private expansion space has been increased to 75. With
these numbers, we are at 235 stalls. There was discussion around the cost of additional stalls.
~ Len said that 423 is the most efficient number.
The Board of Commissioner's is expecting Randy to design for the county's needs. If he knows
in advance, he can pick up extra parking in the Courthouse parking structure. This would reduce
the count in the new structure. Renting space to the Statesman Journal was discussed, along with
installing parking meters. There was discussion around the maximum monthly income a meter
will generate. It will not change much of the cost if we come back in a few weeks and tell Mike
to push the walls out to expand the parking.
DECISION: We will have Mike continue working on the 365 stall design. More will be added
if we can justify the cost.
ACTION: Karen will contact the city parking division to find out the average monthly
income typically generated from downtown parking meters.
Exterior Glass Design: There was discussion around redesigning the plaza entrance and
the exterior. The 45 degree angle has been removed. Len may reintroduce it back into the
design. Dan feels that removing it takes away from the architectural design. The concern is that
we will lose the character of the building. Len explained that structurally this design helps the
building. There are seismic issues to consider. With the main entrance off of Chemeketa, we
have returned the prime retail space to the market. On the upper levels it produces stair, elevator
~, and lobby space that is straightforward and more efficient. We are down to 768sf for the upper
lobby.
ACTION: Len will try to have some blow ups of this design for next week's meeting.
We will continue to look at ways to reduce the cost of the span over the busses. The steel beams
encased in concrete are about $600k. We are looking at ways to design a column that can be
branched out to help minimize the span. Dave will have some numbers on this by next
Thursday.
ACTION: Len will follow up with Mike on this.
Commissioning Agent: Dan is recommending that we go ahead with plans to have the
building commissioned. There is a 35% tax credit which Dan can use to bring some of his cost
in at budget. The consultant should cost between $60 to $ l 00k. Dan has added $20k to transit's
budget to help cover the cost. Len knows of four firms in the northwest who commission
buildings. He recommends that we bring them on board right away. They will have some
design assessments.
ACTION: Len will contact the four companies and arrange for them to meet with Dan and
Randy next week. Randy will bring Bob McCune into this process.
~ Street design for exiting the structure: Len said that he has not contacted the city on this.
There was general discussion around why we want to consider this and the proximity of exiting
