The consensus is that a fifth floor r
only if we can get the per parking stall cost down to $11 k. Otherwise the parking st
too costly. Dan said that there are some design ideas to look at. Until he completes
will not be able to determine how many parking spaces are going to be needed. He
in the middle of best case and worse case scenario. Randy stated that it is importar
sacrifice quality in the building in order to reduce the cost of the structure.
Dan said that there is a potential issue around building the fifth floor and the cow
there with an empty 4th floor. The public perception would be difficult for the
Dan explained that they are looking at how to put him back into the position as
~ with responsibility for taking care of the leasing needs.
Parking Structure: Alan offered some ideas on parking. He suggested 108 parl
parking level and 100 on the lower level. He suggested locating the lower level at
site where we will not have to back fill and in a dryer portion of the block whe:
reaching the water table. Dan said that he doesn't see that we will get anywhere wit
based on the reports he has seen. Alan reported that they are exploring the option
x 30' grid for concrete, this could be a savings of a couple of dollars per square fo
grid can be pushed right into the ground and will not decrease quality, but it will in
, Rachel
s morning with
ikes sense, but
~cture becomes
ie lease-up, we
aid that we are
that we do not
ends up sitting
mty to explain.
; leasing agent,
r~g stalls on one
location on the
we will not be
the dewatering,
f going to a 30'
t. The 30' x 30'
~ease efficiency.
Leonard said that 30' x 30' bay will be translated throughout the cost of the structur~. Dan said that
it is now appropriate for everyone to sit down and look at this from an accounting standpoint.
Canopies: The linear issue of the canopies was discussed. The design n~w shows them
beginning to flare out a bit, which gives extra weather protection. ~,
Camelot: Alan suggested solutions to the Camelot issue. They have taken the ~rm of the clock
tower and repeated it at a smaller scale at the other entrance. They are continuin to work on the
design. With this design, there are no more round surfaces on the tower sides. It s at a 45 degree
angle to the street, with a canopy covering the entrance area. Randy said that this s where we can
capture the architectural style of the downtown area and blend into the business area Dan asked that
the design team identify what areas of the design they are not happy with. RG sai that the cap on
the tower looks like a lid. Randy said that it was the flag flying from the roof. an said that the
,
