~EP.18.lyy~ 1~~19a~ N0.~1~ P.4i19 <br />~ 1.15 "Design Dcvelopment Drawings" shall mean: <br />(i) Engineering and architectural site plans showing a11 structures in relation to projectad final <br />topography of the Property, with all proposed connections to existing or proposed roads, <br />utilities, and services, together with a landscape plan. <br />(ii) Plan, elevations, typical cross sections and typical wall sections of ~ll building at~eas. <br />(iii) Elevations of the building to determine the site lines and the specific configuration and <br />reIationsl~ip of design elements of the building exterior, which describB the aesthetic and <br />technical aspects of che building exterior, including materials. <br />(iv} Plans, elevations, typical cross secdons and typical wall seccions of all of the interior space <br />layout of the building aress, entrance canopies, interior public couns, specialry areas, service <br />areas layout, snd showing typical interior materials, finishes and colors for the interior space, <br />{v} A preliininary exterior finish schedule. <br />(vi) Progosed layouts for exterior sign age and graphics. <br />(vii) Preliminary structural plans and speci~ications. <br />(viii) Preliminary oucline specificacions describing exterior construction materials and <br />methods, including indications of colors, finishes and patterns. <br />(ix} Preliminary oudine of interior amenities including, but not limited to, landscaping, <br />furniture, hand rails, decorari~e lighang, banners, seating areas, food areas, feature elevators or <br />~ any other such special devices, and all other interior finishes, but excludine tenant <br />improvements for space to be leasad by third parties and tenant improvements for the Retail <br />Facilities, <br />(x) Outline of the interior and exterior lighting concept, signage concept, materials and <br />surface finishes. <br />(xi} Preliminary lighting schemes, machanical power requirements, and prelimiaary tiser <br />dia~rams for power. <br />(xii) Final scope drawings for plumbing, security, HVAC, sprinkler and smoke removal <br />systems. <br />{xiii) A descriptions of servicing requuements, trash compactors and related areas, loading <br />docks, etc. <br />,, ~. (xiv) To the excent feasible, written approvals from agencies having jurisdiction over the <br />Project and fire insurance rating organization designated by owner af all zoning and building <br />code variances and interpretations incorporated into the Project. <br />(xv) Calculaaon of gross building azeas and open space. <br />(xvi) Detailed cost estim~t~ pertaining to the construction of the irriprovements as presented in <br />tl~e D~sign Development Plan and Specifications for review and cominent only. <br />1.16 "Disbursement Account" means th~ account to be established by the Review Cominittee <br />pursuant to Section 4.5(vi). <br />~ Courtliouse Square <br />Development Agreement <br />Page - 3 <br />
