~EP.18.lyy~ 1~~19a~ N0.~1~ P.4i19 ~ 1.15 "Design Dcvelopment Drawings" shall mean: (i) Engineering and architectural site plans showing a11 structures in relation to projectad final topography of the Property, with all proposed connections to existing or proposed roads, utilities, and services, together with a landscape plan. (ii) Plan, elevations, typical cross sections and typical wall sections of ~ll building at~eas. (iii) Elevations of the building to determine the site lines and the specific configuration and reIationsl~ip of design elements of the building exterior, which describB the aesthetic and technical aspects of che building exterior, including materials. (iv} Plans, elevations, typical cross secdons and typical wall seccions of all of the interior space layout of the building aress, entrance canopies, interior public couns, specialry areas, service areas layout, snd showing typical interior materials, finishes and colors for the interior space, {v} A preliininary exterior finish schedule. (vi) Progosed layouts for exterior sign age and graphics. (vii) Preliminary structural plans and speci~ications. (viii) Preliminary oucline specificacions describing exterior construction materials and methods, including indications of colors, finishes and patterns. (ix} Preliminary oudine of interior amenities including, but not limited to, landscaping, furniture, hand rails, decorari~e lighang, banners, seating areas, food areas, feature elevators or ~ any other such special devices, and all other interior finishes, but excludine tenant improvements for space to be leasad by third parties and tenant improvements for the Retail Facilities, (x) Outline of the interior and exterior lighting concept, signage concept, materials and surface finishes. (xi} Preliminary lighting schemes, machanical power requirements, and prelimiaary tiser dia~rams for power. (xii) Final scope drawings for plumbing, security, HVAC, sprinkler and smoke removal systems. {xiii) A descriptions of servicing requuements, trash compactors and related areas, loading docks, etc. ,, ~. (xiv) To the excent feasible, written approvals from agencies having jurisdiction over the Project and fire insurance rating organization designated by owner af all zoning and building code variances and interpretations incorporated into the Project. (xv) Calculaaon of gross building azeas and open space. (xvi) Detailed cost estim~t~ pertaining to the construction of the irriprovements as presented in tl~e D~sign Development Plan and Specifications for review and cominent only. 1.16 "Disbursement Account" means th~ account to be established by the Review Cominittee pursuant to Section 4.5(vi). ~ Courtliouse Square Development Agreement Page - 3
