Surrounding uses consist of small farm and acreage homesites <br />to the north, east, and west on lands zoned SA. To the <br />south small farm and acreage homesites dominate on lands <br />zoned SA (SPECIAL AGRICULTURE) and AR (ACREAGE RESIDENTIAL). <br /> <br />The Soil Conservation Service has identified predominantly <br />Class III soils on the property. <br /> <br />The applicant proposes to partition the 17.1 acre parcel <br />into a 16.1 acre parcel containing the dwelling and a 1 acre <br />parcel containing the mobile home. Because all the proposed <br />parcels have frontage on a public road, this application is <br />classified as a Minor Partitioning. <br /> <br />Marion County Fire District #1 provided the following <br />comments: <br /> <br />"Easement to the back portion of property is <br />to be wide enough to allow compliance with <br />Uniform Fire Code, Section 10.207. If <br />buildings are placed on that portion in the <br />future, 10.207 requires a 20 foot-wide fire <br />apparatus access road, minimum of 13 feet 6 <br />inches wide clearance with surface which <br />provides all weather driving capability for <br />fire apparatus, and acceptable gradient." <br /> <br />The Marion County Building Inspection Division stated the <br />following <br /> <br />"On-site sewage disposal systems and their <br />replacement areas shall be kept vacant, free <br />from vehicular traffic and soil modification. <br />Property line adjustments and division of <br />properties may not alter required system <br />setbacks or encroach on the system or the <br />replacement area. <br /> <br />The location of existing on-site sewage <br />disposal systems may require more detailed <br />drawings and/or exposure of parts of the <br />system to verify its location. <br /> <br />Changes in property lines adjacent to <br />structures shall meet the requirements for <br />fare resistive wall construction and the <br />protection of openings as set forth in the <br />Uniform Building Code, table $-A and other <br />provisions of the code." <br /> <br /> <br />
