10. The only requirement of the City will be to provide <br />adequate sewer treatment and water to the proposed site. <br /> <br /> 11. The land bordering on the South side of the proposed <br />use is a City owned park. There is a need to maintain and <br />natural buffering screen between the city owned park and the <br />proposed use to allow the park to remain in its natural state. <br /> <br /> 12. The proposed use will allow the City of Aumsville <br />comply with its comprehensive plan and statewide zoning goals and <br />regulations by bringing alternate ho~s~n9 into the City of <br />Aumsville, i.e. manufactured housing. <br /> <br /> CONCLUSIONS 0P LAW <br /> <br /> 1. The comprehensive plan provides appropriate regulations <br />governing the division and development of lands designated RM. RM <br />tones represent areas that are suitable for a mixture of <br />residential housing. A mobile home park may be permitted as a <br /> <br />conditional use subject to a Planning Commission approval <br />provided that the conditions set forth in the Aumsville Zoning <br />Ordinance Section 6.11, 6.12, 6.13 and 6.54 are met. The <br />applicant has met the criteria set forth in Section 6.ki, 6.12 <br />and 6.13. The applicant has further agreed to comply with the <br />requirements of 6.54. <br /> <br /> 2. The proposed use is consistent with the comprehensive <br />plan and the objectives of the development ordinance and other <br /> <br />applicable policies of the City of Aumsville. <br /> <br />Page 10.
