IV. <br /> <br /> The Hearings officer, <br />testimony and evidence in <br />findings of fact: <br /> <br />Findings of Fact <br /> <br /> after careful conslderat!on of the <br /> the record, issues the following <br /> <br />The subject property is designated Public in the MCCP <br />and is zoned P. The property also lies within the <br />Aurora Airport Overlay Zone. <br /> <br />The subject 7.22 acre parcel is located at the Aurora <br />Airport on the west side of Airport Road, approximately <br />B,000 feet north of the intersection of Airport Road and <br />Keil Road. The subject property contains several <br />structures that are part of an airport related business. <br />Properties to the no~th, west and south are zoned P and <br />are part of the Aurora Airport. Properties to the east <br />beyond Airport Road fare zoned EFU (EXCLUSIVE FARM USE) <br />and are devoted to c~mmercial farming operations. <br /> <br />Applicant proposes partitioning the ?.22 acre parcel <br />into two parcels of i6.22 acres and i acre. Applicant <br />then seeks a condit]ional use permit to establish an <br />airport related use ion the one acre parcel. The use <br />involves a construction of a 6,000 square foot building <br />to be used as a meeting space for the Columbia Aviation <br />Association. I <br />The Marion County Planning Division requested comments <br />on the application f~om various governmental agencies. <br />The MariQn CountvBuildinq Insp%ction Division commented <br />that a site evaluatiion approval is required on all <br />parcels that are p~oposed for development and that <br />building permits are:required. ~heOre~o~ A~ronautics <br />~ivis~on commented that they had no objection to the <br />proposal as long as any development on the property <br />complies with zoning restrictions, including height <br />restrictions. ~heM~rion CoBnt~. Ta~ DepartmenD comment- <br />ed that the 1994-95 .and prior taxes are paid, and that <br />the 1995~96 taxes ar~ a lien and unpaid. Th~ M~rion <br />~ou~t~ Surveyor's .office commented on the survey <br />requirements for a partitioning. Ail other responding <br />agencies stated that they had no comment. <br /> <br />V.
