The gas boiler room caused a reduction in the number of parking <br />spaces and he is aware of the communities need for downtown parking. <br />PGE Transformer <br />Billy Wasson said his discussion with PGE provides two options. The current <br />design calls for an underground vault transformer in the right of way. PGE did not <br />say we could not do it but there are restrictive conditions. The pay back is six <br />years on a leased transfoRner from PGE. <br />Maynard Hammer said he wants to make sure the transformer is up out of harms <br />way if it is a flood zone. Du~ng the 1996 floods several state buildings were <br />severely damaged because the transformer and power distribution equipment was <br />in the basement ;.eonard Lodder noted that is part of the reasoning by PGE. In <br />order to put it above the ground the location would be prime retail space. Another <br />option is to put it on the roof. but there is co~cem abou# changing it out in the <br />future and getting a crane into the area to perform the service. This issue has not <br />been resolved. <br />Desian Questions <br />Maynar~d Hammer asked i# #he building is designed for the anticipated building <br />load. Leonarc! Lodder said yes. <br />Maynarci Hammer asked for the seismic zone? Leonard Lodder said zone 3. <br />Maynard Hammer said he is c~oncemed about the private offices on the outside <br />area, leaving a darfc inner core with no natural light. Leonard Lodder noted glass <br />re-lights will be used to bring natural light into the inner core. The bulk of private <br />offices a~e on the floor housing the District Attomey's office. The other floors have <br />natural light in aN the habitable work areas. <br />Maynard Hammer asked if the wa11s will be hard or flexible. Leonard Lodder noted <br />they will be non-load bearing flexible walls so they can be removed and the area <br />re-configured in the future. <br />Billy Wasson noted the A.C.C. budget estimates includes the cost of a third <br />elevator at $100,000. The design development documents only show two <br />elevatofs, but a third one was added after staff discussions. <br />Maynard Hammer asked if the private offices are fully ADA compliant. Leonard <br />Lodder noted, yes. <br />David Cameron asked if Melvin Mark or the archited found any numbers that <br />seemed too high?
