GENERAL COMMON ELEMENTS. <br />4.1 Definition The ~eneral common elements consist of all portions of the Condominium <br />not part of a Unit, including, but not limited to, the following: <br />(a) The plaza area, entryways, elevator lobby and main lobby; <br />(b) The foundations, columns, girders, supports, exterior walls <br />and roofs; <br />(c) The grounds, gardens, sidewalks and parking areas; <br />(d) Installations of central services such as power, light, gas, hot <br />and cold water, heating, refrigeration, cable television, air conditioning, waste disposal <br />and incinerators up to the outlets within any Units; <br />(e) The tanks, pumps, motors, fans, compressors, ducts, <br />mechanical shafts, standpipes and, in general, all apparatus and installations existing for <br />common use, regardless of whether the same are located within or without the boundary <br />of a Unit; <br />(f) The stairways, elevators, elevator shafts, elevator lobbies, <br />elevator equipment rooms, data/communication closets, electrical closets, janitorial <br />closets, corridors, lobbies, boiler rooms, water/valve room, transformer room, and the <br />storage areas, elevator shafts, walk aisles, stairways and lobby areas located below the <br />building footprint in the garage level as depicted on the plat, as well as other common <br />areas as depicted on the plat; <br />(g) The parking garage common area, bounded by the vertical <br />planes extending upwards at the exterior vertical perimeter walls depicted on the plat, the <br />vertical planes extending upwards at the exterior perimeter walls of the air handling and <br />ventilation shafts depicted on the plat, vertical planes extending upwards at the exterior <br />perimeter walls of the northeast and northwest stairways, and shall be bounded by the <br />horizontal planes at the lower surface of the bottom of the foundation slab and at the <br />upper surface of the top of the upper (ceii_ing) concrete slab as depicted on the plat.
