ADA modifications <br />have been made to one of the elevator's controls and cab. <br />Corridors Corridors function well and are adequate width. Condition of cotridors <br />varies, but generally are in good shape. <br />STRUCTURAL <br />The six story building is constructed of reinforced concrete with exterior brick <br />walls. The exterior elevator core consists of precast concrete panels which <br />were not part of the original building design. The building is well maintained <br />and appears to be in good condition. No seismic study was conducted, <br />however it is doubtful that in its current state, it will meet seismic <br />requirements for an essential public building. <br />Complete building plans aze available making a structural evaluation possible. <br />MECHANICAL <br />The buildings HVAC system has a carrier 5~ BA packaged, water cooled <br />AC. Unit that supplies air to temunal units installed above the ce'iling on each <br />floor. Terniinal units have electric re-heat coils. Space above ceiling is used <br />asretum air plenum. Each floor has its own local controls. Ventilation is <br />accomplished by the packaged unit bringing in outside air through the exterior <br />wall. The cooling tower on the roof provides condenser water to the <br />packaged air conditioning units on each floor. The current system has one <br />pump. <br />Plumbing fixtures have been upgraded to meet ADA requirements. There is <br />a 120 gallon, electric water heater in the basement. Also located in the <br />basement is a duplex sewage lift pump. <br />Fire sprinklers are present only in the basement. The exception is a small <br />portion in the southeast corner that is not sprinUered. There is a local alarm <br />system for the building. <br />Page 78 <br />
