- Marion County Facilities Master Plan <br />~ ALTERNATIVE PLAN OPTIONS <br />1.0 Overview <br />. This facilities master plan indicates with increased demographics within the county, <br />additional space will need to be acquired for the County in order to provide services <br />- as they currently are providing today. This space acquisition can be in the fonn of <br />. both leased spaced and new construction. The consultant Team has developed three <br />alternative options indicating how the county might meet future space needs. Cost <br />estimates for each altemative plan option is included in Chapter'E'. <br />_ Each option focuses on the Counry's eleven existing building inventory. ~ These <br />buildings are grouped into three main area: DOWNTOWN, CENTER STREET and <br />' CORRECTTONS Sites. In most cases, projected space requirements is based on a Net <br />_ Squaze Footage (NSF). In order to Gross Squaze Footage (GSF) the NSF is given <br />a factor to include walls, circulation and building support spaces. Net Square Footage <br />' is used to determine lease cost and Gross square Footage is used to determine new <br />_ construction cost. <br />' As identified in the data base (See "Appendix A"), projections are made in two <br />- incremenu. The incremental projection are for the years 2003 and 2013. In general, <br />these increments not only meet growth patterns in a logical manner, but are used as <br />, a method for identifying space requirements. <br />The Satellite Services Marion County provides, in addition to the Downtown, Center <br />Street, and Correction Sites, are analyzed separately relative to their projected <br />growth. These satellite services, while an outgrowth of a particulaz departments, do <br />not impact the respective sites, identified above, even if the Satellite services are <br />expanded or remained the same. <br />Page 106 <br />
