Marion <br />Facilities Master Plan <br />The Housing Authority is air conditioned by the roof top heat pump for the <br />area. <br />The District Attome}fs area is air conditioned by a domestic water cooled unit <br />whose fan is in the basement with compressor, cooling coils and condenser <br />located below the second floor. Access to the unit is very poor and the <br />refrigeration equipment needs replacement. <br />The basement has no ventilation except for an e~chaust fan in the hallway of <br />the apartment side. The apartments have windows only and the ofiices are air <br />conditioning associated. <br />The domestic water piping is old and the water becomes discolored very <br />quickly in the pipes. However, water test have shown no dangerous element <br />or chemical buildup. , <br />In general, the life ofthe mechanical equipment is neaz ternunation and should <br />be replaced. _ The efficiency of equipment is decreasing while required <br />maintenance increases. The two Birchfield steam boilers would be expected <br />to be appro~cimately 50% efficient. The sprinkler system is aged but still <br />functional. , <br />Sprinklers The building is fully sprinkled although the apartment side is sprinkled to the <br />minimum code allowance for exitways. <br />ELECTRICAL <br />Electrical Service There appears to be two separate services in the building, both located in the <br />basement west of the elevator core. <br />A 2000A, 208N120V service for the office portion ofthe building is located <br />in a basement room with miscellaneous mechanical equipment. A battery <br />inverter equipment enclosure, load rating 1200VA, is located adjacent to <br />service panelboazd. <br />A second, and apparently original service, is located in a Boiler Room west <br />of the 2000A service equipment at the basement level.
