PROJECT SCHEDULE, CONSTRUCTION AND DESIGN CONSIDERATIONS <br />- d <br />Proposing teams should keep the following schedule, construction and design considerations in min ~.vhen <br />preparing a response to the offering since these issues will remain at the forefront when the project moves <br />into final design and construction. <br />SCHEDULE <br />A completion date on or before Fall of 2000, the expected completion date of the office building, would <br />be highly desirable. Such a schedule would minimize potential construction staging conflicts between <br />buildings. Additionally, it is anticipated that the project would create a positive impact on the public if <br />the components were completed concunently. <br />A proposed schedule reflecting target dates for construction of the garage, transit mall and office building <br />is attached. It is important that the Proposer carefully review the schedule and, to the highest degree <br />possible, coordinate the development of the mixed-use component to complement the office component <br />schedule. Mazior~ <br />County and Salem Transit, in consultation with their design consultants, reserve the right to review and <br />approve the final design. <br />Desi~n Flexibilitv: <br />The development team is not prescribing any specific type of ground floor retail; nor is it specifying any <br />particular use above the ground floor providing these uses comply with zoning and design standards. The <br />massicrg and scale of the development should have the "texture" and feel of the building on the south end <br />of the block. <br />Access: <br />The development team will carefully evaluate the proposed design and how it integrates off-site <br />pedestrian access to the project as well as the relationship of patrons to and from the transit center. ADA <br />access requirements must also be met throughout the project. <br />Parkin~,: <br />Minimal parking will be provided to this project from the subsurface parking area constructed for the <br />office component on the south end of tlle block. The development team will be interested in both design <br />and project coordination that reduces the need for use of single occupant vehicles and encourages <br />pedestrian and transit access. <br />
