said that we are looking at some anti-graffiti finishes. Dan asked that we explore looking at other
~r+ materials, without having to put a finish on the exterior. Curt said th
at they are considermg dry
block.
ACTION: Curt will get some samples to Len.
Signage: Randy would like to put signs on the site to let the public know where the businesses
on the block have moved. Curt is considering some fun signs for this project that can be changed
by rotation, like what his father did on the Revenue site. Below this, we can put the "we have moved
message." We aze getting to the point where we have to pin this down. Additional signage with
information on the owners, developers and leasing agent was discussed.
Interim Agreement: Dan asked Randy and RG to look at the interim agreement as soon as possible.
There are other agreements that need to be reviewed. There was discussion around the 10%
language. Curt asked if looking at having a GMP by July 15, which will have a contigency in it.
Randy reported that the agreement that is being developed with Dan and Mike. Mike suggests that
a budget be included. Randy is suggesting that the GMP be removed from the agreement and that
Dan become the agent of the county and transit to negotiate the GMP.
The "Buy America" clause does impact this project. It applies to all materials.
ACTION: Dan and Curt will meet with the attorney next week to discuss this.
ITEM 5: Leasing Update
Dan has hired another person to help with the leasing of the building.
The Beanery has expressed interest in leasing space in the new building, even though he will have
another store fairly close. The Beanery has taken over the Rolling Bagel. They may set up
permanently in that site, as well as go into Courthouse Square. Dan's best interest is the project. He
wants to have an espresso set up in the building. Casey is his second choice to bring in.
There is a group of twenty-two surgeons who are interested in an outpatient surgical building. They
want to own their space. The fifth floor is not going to meet their space needs. Dan has asked them
if they will accept their surgery on another floor. An alternative would be for Dan to take a different
floor and move the county up to the fifth floor. Another option may be that they would take a
combination of two floors. There was discussion around the floor plans and space allocations.
ACTION: Dan and Randy need to discuss this in the next day ar so. They are already looking
at other options.
One of the issues for Dan is the leasing agreement. He is expecting some flexibility on the part of
the lenders. He is concerned about condominium agreement. The lender he is going to go with has
experience with condo projects.
~ ITEM 6: Property Acquisition
