Randy asked if the annual Risk Management test of the building will apply <br />to a11 tenants, including private. Dan responded that it would, but any other a1 systems will be up <br />to the tenants (county or transit). Randy and RG asked for a maglock card syste , as access to their <br />office space. There was discussion around tying into the main system that is moni red and maintained <br />by Facilities Management, which was purchased with the intention of expanding o the Franklin and <br />Senator Buildings. The fle~bility and potential use of the system was discussed d it was suggested <br />that it could also be used in the private space. <br />ACTION: Randy will check on the maximum number of users on Facil~ties Management's <br />system, and if the installer (original) is available. , <br />Dan sta.ted that a service entry should be considered, with an intercom or bell system for after hour use, <br />as part of the entry system. RG and Randy stated that, while this is not app opriate, Facilities <br />Management could program the system to leave a portion or section available, d the department <br />scheduling after hour use would be accountable for maintaining cost and security. ', <br />Sprinkler Systems: Dan asked if anyone had any issues around the sprinkler system~ He reported that <br />he has contacted a firm out of Portland to look at u~sunng the entire building, in the c~ndominium form. <br />Randy explained that the county is self-insured. RG asked if transit could paztijcipate in the self- <br />inswance policy. <br />ACTION: For the time being, Dan will arrange to insure the building under umbrella policy <br />~ and will look at issues that may need to be considered in the pric~~. <br />Soundproofing: Curt described poured concrete, 5'h inches in depth, with carp ~' g, for flooring. <br />Randy asked if the main entra.nce will be tile, with carpeting for reception and inte or azeas. <br />Decision: Tile was agreed upon for the high traffic areas, with carpeting for rec tion and interior <br />space. ~ <br />~ <br />HV/AC Systems: Dan asked if there had been any discussion azound if the HVAC ystems would be <br />on the rooftop. RG asked that we address HVAC with the most economical system and ould we attempt <br />to sepazately meter the utilities, or have an overall system. There was discussion ound individual <br />thermo controls and the fact that the hows of operation vary and this might dictate ow the system is <br />used. Dan stated that the system can be set up with individual cubes, but explained at there are two <br />issues for individual monitoring systems: costing and control. Control addresses b ancing system to <br />provide consistent temperatures between areas with exposure. The alternative is in ividual controls. <br />Randy stated that it is his assumption that the systems will accommodate sun exposu e. Curt gave the <br />example of the DOJ building, which has five (5) zones on the roof and cost $50,00 .00. Supply and <br />return issues were discussed. Dan stated that a lot of these issues can be addressed by a good engineer. <br />Economizers need to be priced into the system, along with a fan system with e~rternal ' intake. It was <br />agreed that no windows would open in the building. , <br />ACTION: Dan will initiate the discussions with Larry Gray, at DOE, to take <br />credits and consulting services that aze available. <br />advantage of ta~c <br />
