<br />Update on Project Manger <br />~, Negotiations with Dan Berrey have been underway for the past week and we are truly at an <br />impasse. At this time it does not appear that he'll be the developer in the project. Pla.ns are <br />proceeding to send out an RFP tomorrow for a new project manager to step in and take over <br />Dan's role. This process will take about one month to get someone on board. In the interim, <br />until about 7une, the functions will be handled by the County. Our option is to hire someone to <br />fill in on a temporary basis until we bring someone on board, but I prefer to let County assume <br />this responsibility. <br />ACTION: Bob will need to work with demolition contractor on monitoring this phase of the <br />project. We have a meeting scheduled for this aftemoon to determine what's needed. Bob <br />needs to provide Randy with his assessment about handling coordination for ne~ 30 days. <br />Sewer Reimbursement <br />We need to get a letter to Mr. Liu about getting our reimbwsement for the $7,000 of sewer bills <br />that were incurred on this pazcel. <br />ACTION: Bob to get billing documentation to Elyn. Elyn and Peggy will determine if Dan <br />Beney as agent for relocation will send the letter to Mr. Liu or if we need to enlist Michael <br />Hansen to draft letter. <br />Tenant Removal <br />~ The other unknown we have is the tenant removal from the Liu Building apartments. Four <br />tenants have not paid rent for April and May. Two have moved out, and heard through Traci <br />that one tenant, Inman, had door broken in and she moved in with another tenant, Davidson. <br />ACTION: We need status on removal of tenants from the Liu Building. <br />Project Schedule <br />Last week we held a meeting with the investmenddevelopment parties to review the total project <br />schedule and timelines. There is a possibility we may not start excavation and construction until <br />September 1, not August 1 as originally planned. We have put in a 30 day slippage just in case <br />we encounter some problems. We can still go with our August 1 date if everything comes <br />together. The abatement and demolition will proceed on schedule, and the contractor doesn't <br />feel a 30 day delay will cause any impact on the final completion date. <br />Ra.ndy is reviewing the total project budget, trying to see what Dan put in it. We will need to <br />start the process of the schematic layout of all floor plans to estimate cost of ti's. We have $30 <br />square foot in the budget and we need to make sure that is adequate. We may need to get Dan <br />and the staff of each department involved in the process. Beaz in mind it will not be a <br />democratic process. The layout will be driven by cost and engineering factors. Once we get a <br />budget estimate for improvements, there will be flexibility later on, as long as it doesn't cost <br />additional dollars in the end. We need to look at location department by department, floor by <br />floor. I have made two assumptions: 1. limit tenant improvements to under the $30 square foot <br />by building a basic shell and furnish the interior with e~sting fumishings. 2. work with a <br />good basic design shell and stay under $30, then Randy will go to the board with a proposal to <br />Page 3 May 7, 1997 <br />
