Courthouse Square Managers Meeting <br />5/14/97 <br />Present: Randy, Richard, Bob, Dan, and Elyn <br />Ra.ndy opened the meeting with a status report on the demolition phase of the Senator Building. <br />Staton Contractors will not be getting started as eazly as anticipated on May 1. It may be ne~ <br />Monday, the 19~` before they can be on site. This will push the finish of the 90 day demolition <br />process into August. We have delayed the construction start date until September 1, giving us <br />August flexibility for any unexpected problems and additional environmental testing. <br />Bob reported that all of the utilities have been disconnect, except for the Senator and Liu <br />buildings. There is still one tenant in the apartments in the Liu building. Elyn has been working <br />with Legal to file FED on Friday to try and get him out earlier than the May 31 deadline. There <br />was discussion as to how the FED needed to be served, either in person or simply posting on <br />door. <br />ACTION: Elyn to follow up and check out process for serving FED notice. <br />Bob and Kathleen checked out the area where materials were being stored in housing area. <br />There were a few paint cans found. The ballasts were not sorted through as we had planned. <br />We did end up with some things we can use later. The hazardous materials will be hauled out. <br />~, Will the shutting down of utilities be a problem for demolition contractor? In previous <br />discussions, the abatement process needed utilities. Bob thought that the demolition contractor <br />wouldn't need it. The gas and water are turned off, but some electrical is still on. Senator still <br />has power. The demolition contractor will be working clockwise with Community <br />Development Center and ending with the Senator building. <br />ACTION: Bob to double check with demolition contractor to see what utility capability they <br />will require during their phase of work. <br />It was discussed that the demolition contractor can use the Marpo office area as their staging <br />area since it is already set up. The plan is to level the Community Development site and use that <br />as their staging area. <br />The architect has sent out RFP for a Building Commissioning Agent. Randy was unaware of <br />this process. They have received two proposals back. Leona.rd Lodder, the chief architect on <br />the project wants to schedule a meeting with Facilities Management to work together in the <br />selection process of a building commissioning agent. The potential advantage being that the <br />agent works from beginning of the design process and assists in writing specifications and <br />works with facilities staff from the beginning to end of project. It is another $100,000 expense, <br />but one that has real value. The only disadvantage is that it takes longer after project is <br />completed before you can occupy the building. But it does ensure that you can occupy a <br />building that will "work" for the occupants. <br />ACTION: Bob & Dan will work with Leonard Lopper, Arbuckle, Costic Architects in the <br />selection process of a Building Commissioning Agent.
