COURTHOUSE SQUARE MANAGER'S MEETING
~ June 25,1997
PRESENT: Randy, Bob, Dan, Richard, Elyn and Katherine.
SPACE USAGE: Questions about the parking structure are still slowing things down a
little bit. There will be no major interior work for Dan until the basic interior design is
finalized. Randy will share it with him as soon as it comes in..
The architects are laying out blocks of space for each department, designating the number
and basic location of enclosed offices, conference rooms, etc. There are no individual
work stations indicated yet but, from the empty spaces left in the plan, you can almost
see where they need to be. The individual departments don't need to do a lot of detail
work to the plans unless they feel the necessity to do so. At some point we will need to
translate details back into the plans in order to put in phone plugs, power plugs, etc.
Last week Community development including MCHA suggested significant changes in
their location which affected all other departments on the floor. After looking closely at
the proposed plan, Randy thinks the end result would be just as workable as the original.
CD proposed moving their departments to the Northwest corner where they are closer to
the elevators. Their argument was that with this plan, they won't be walking through
other office areas, soiling the carpets with dirty feet. Plans are to put a boot wash station
~ in the parking structure for anyone who needs to use it. That way they are cleaned up
before they enter the main structure.
One design glitch is that with the new plan, there is a very long corridor going from the
Plaza entrance, past General Services and Risk/Fiscal and into the Building Inspection
Department. The floor plan allows for plenty of expansion space for all departments.
Randy has instructed the architects to try to put the expansion space adjacent to the
corridor to break up the long tunnel effect. That way, when the departments need to
utilize the space in the future, all they will need to do is put up a wall. We still need to
put custodial/mechanical/data closets into the plans and that will take up some of the
extra space.
PARKING STRUCTURE: Geo-technical studies and drilling start tomorrow. It will
take one week to get preliminary results. If the studies say we can only go down 1 level
for the pazking structure, we will only get 278 parking spaces. This is inadequate for the
size of the building. If they say we can go down 2levels, then 427 spaces is going to be
Randy's recommendation. We need to be prepared to accept the fact that the parking
structure is extremely expensive and we need to charge enough money to pay for it. We
may also have to change our policy about how we allocate and manage it.
There may be increased maintenance costs associated with the new structure, for example
~, Page 1 of 3
